What confidential actually means here
- We do not put a sign on the property
- We do not list the park publicly or on a marketplace
- We do not contact your residents, your manager, or your staff without your say-so
- We do not blast your rent roll to a buyer list
- We do not sell or rent your contact information
Broker listing vs. direct off-market sale
Both are legitimate. They optimize for different things, and you should know which you are choosing.
A brokered listing runs a process. The broker markets the park, gathers competing offers, and works to push the price up; you pay a commission and accept that the property's status becomes known. For a clean, well-documented, larger Tennessee community on public utilities, that process often produces the best headline number.
A direct off-market sale trades that competitive tension for speed, quiet, and flexibility. There is no listing commission, fewer parties involved, and a buyer who can structure around your actual goals rather than a standard listing format. It tends to suit owners who value certainty and privacy, properties with real hair on them, and situations where a creative structure matters more than squeezing the last few percent.
How a quiet process actually unfolds
- You submit what you know about the property
- We review it privately and come back with a range, the unknowns, and possible structures
- If it makes sense to continue, we sign a purchase agreement and begin due diligence
- Property-level inspection is scheduled with you, on your terms about what staff are told
- Residents are notified after closing, when ownership and payment instructions actually change
You control the timeline and you control what is said on site. If you would rather your manager not know until closing, say so and we will work around it. If you want your attorney or CPA on every call, that is normal and welcome.
What we do with your information
Your submission goes to Titan Property Investors and into our CRM so a real person follows up. We use it to evaluate the property and to contact you. We do not sell it, publish it, or share your rent roll with other buyers unless you specifically ask us to make an introduction. Titan may evaluate a property for direct purchase, for a financed or structured purchase, for a partnership, for assignment, or for a referral to another buyer — and if a path involves anyone besides us, you will know before it happens. Submitting is not selling
A submission is not a listing agreement, does not create an agency relationship, does not obligate you to sell, and does not obligate us to buy or to make an offer at all. You are asking a specific buyer what they see. If the answer is not useful, nothing has happened.
