What we do
We review mobile home park and manufactured housing community opportunities in Tennessee. When an owner sends us a property, we read it the way a buyer does — income and real expenses, occupancy and pad readiness, utility responsibility, infrastructure condition, park-owned home exposure, and where rents sit against the local market — and then we tell the owner what we actually see.
Depending on the property and the owner's goals, the path forward may be a direct acquisition, a cash purchase, a conventionally financed purchase, seller financing, another negotiated or creative structure, a partnership, an assignment or wholesale arrangement where legally and contractually permitted, or an introduction to a different buyer whose criteria fit the property better than ours.
What we will tell you plainly
- We will not promise that we will personally purchase every property submitted to this site.
- We will not claim that every offer is a cash offer, because that isn't true.
- We will tell you when we think the right answer is to hold the property, fix something specific, or talk to a different type of buyer.
- We don't give tax, legal, or accounting advice. Any structure we discuss should be reviewed with your own qualified professionals.
Why the resources on this site exist
Most park owners sell once. The information available to them is usually a postcard with a number on it and no reasoning behind it. We would rather compete on being useful: explaining how value is built, what a buyer reviews, what problems actually cost, and how cash and financed structures differ. If that education leads you to sell to somebody else — or not at all — you're still better off than you were, and we'd rather be the site that told you the truth.
